Selective licensing for landlords

Selective licensing is a council-introduced scheme that requires most private rentals in a designated area to hold a licence — regardless of HMO status.

How selective licensing works

Councils use selective licensing under the Housing Act 2004 to target poor housing conditions, anti-social behaviour, or low housing demand in specific neighbourhoods. Inside a scheme, landlords must apply for a licence (typically £400–£900 per property over 5 years) and meet conditions.

How Property Scout flags selective licensing

Every postcode page shows the selective licensing status: Applies, Partially applies, May apply, Does not apply, or Unknown. Scheme boundaries change frequently — always confirm with the council before exchange.
